Lake Hartwell Property Owner: Boat Dock Rules

Shoreline management plan for Hartwell Lake and the impact on real estate owners
The army corps of engineers has revised the shoreline management plan. The January 2007 revision is the third revision to the plan following revisions in 1989, and 1998. The objective of the shoreline management plan is management of all public land at the Hartwell Lake project to provide an opportunity for optimum recreational experiences for the maximum number of people, while assuring compatibility among private uses, general public use, and protection of project resources. Objectives of the plan are to achieve a balance between public use and permitted private use, while assuring long term resource protection for the enjoyment of project benefits by all.
There are Several Changes in the plan that could affect your ability to obtain a boat dock permit on your property. Property owners should consider themselves at risk of losing their ability to obtain or keep a current permit for a boat dock if you meet any of the following factors

1. You have a boat dock permit but have not installed the dock

2. Your lot has less than 75 feet of frontage on the corp. line.

3. Your lot has less than 4 feet of water depth at the end of the walkway.

4. Your lot has a dock permit that was offset.

5. Your dock permit is for a dock size less than 10 x 20 or gang walks less than 16 feet.

6. Your lot is in a Yellow zone.
If any of these conditions apply to your lakefront property,

I advise that you contact the Army Corp of Engineers at 888-893-0678 to clarify your rights under existing permits or

current deadlines for obtaining permits.

The ability to obtain a permit and/or install a boat dock is the single most important factor in the value of lakefront property on Hartwell Lake. I strongly advise every lakefront owner to find out how the new regulations
could affect their ability to obtain and/or maintain permits. There will be owners that could have taken steps to keep their permits and maintain their property value had they known in time.
